This agreement is governed by the Rental Housing Act 50 of 1999 (as amended) and the Consumer Protection Act 68 of 2008 (where applicable).

1. THE PREMISES

1.1   The Landlord lets to the Tenant, who hires the property situated at:

1.2   The Premises shall be used for residential purposes only, and for no other purpose without the prior written consent of the Landlord.

6. MAINTENANCE AND REPAIRS

6.1   The Landlord shall be responsible for structural repairs and external maintenance.

6.2   The Tenant shall maintain the interior of the Premises in good order and condition and return it in the same condition as received, fair wear and tear excepted.

8. INSPECTIONS

8.1   The Landlord and Tenant must jointly perform an incoming inspection before the Tenant moves in, and a joint outgoing inspection before the Tenant moves out.

8.2   Failure by the Landlord to perform these inspections may limit the Landlord's right to deduct damages from the deposit.

10. BREACH

Should either party breach any term of this lease, the aggrieved party may give 20 business days' written notice to remedy the breach, failing which the lease may be cancelled and/or damages claimed.
